Terms of Service

RentSimple is record-keeping software for landlords with a small number of rental properties. It tracks properties and units, tenants and leases, rent payments, maintenance tickets and expenses, and stores documents you upload.

It is not a bank, a payment processor, or a letting agent. It does not move money: recording a payment as received is you noting what happened elsewhere. It does not provide legal, tax or financial advice, and the totals it shows are a convenience, not an accountant.

• You are responsible for keeping your password to yourself. Anyone who has it can see and change everything in your account.
• One account is one landlord. Sharing credentials means sharing access to your tenants' personal information.
• You must be entitled to hold the information you enter about your tenants.

Your records remain yours. RentSimple stores and displays them so that you can use them, and does nothing else with them — they are not sold, not shared with advertisers, and not used to train anything.

Most of what you enter is personal information about other people. Your tenants did not agree to anything here and have no account. You are responsible for having a lawful reason to hold their details, for keeping them accurate, and for answering them if they ask what you hold. The Privacy Policy sets out what that means in practice.

Do not upload anything you have no right to hold, and do not use the app to harass anyone or to break the law of the place your property is in.

The service is provided as it is. It is not promised to be free of faults, available without interruption, or fit for any particular purpose — and being direct about that is worth more than a reassuring sentence that would not survive contact with a real failure.

In particular: figures shown are only as accurate as what was entered. Before relying on them for a tax return, an eviction, a deposit dispute or anything else with consequences, check them against your own records.

Keep your own copies of anything you cannot afford to lose. The app takes backups, but a backup is a second chance rather than a guarantee, and no software should be the only place a signed lease exists.

To the extent the law allows, RentSimple is not liable for lost profits, lost rent, missed deadlines, or losses arising from your reliance on figures in the app. Nothing here tries to exclude liability that cannot lawfully be excluded — including for death or personal injury caused by negligence, or for fraud.

You can stop using RentSimple whenever you like and ask for your account and its records to be deleted. Deletion removes them from the database and removes uploaded files from storage; copies inside backups already taken persist until those archives rotate out, as the Privacy Policy explains.

An account may be suspended if it is being used to break the law or to endanger other people's data. Where circumstances allow, you will be told why and given a chance to respond first.

These terms may change as the software does. Changes that meaningfully affect you will be announced rather than quietly published, and continuing to use the service after that is taken as acceptance.
